1. You need Leads! Driving for dollars. Find beat up homes & write the address down
2. Create a mailing list. Do a cross search with the local tax records, and build a spreadsheet.
3. Pick a Mail house. (Gobigpringting.com, Yellowletters.com)
4. Choose the postcard to mail. Doesn’t matter what it says, as long as it gets the message across.
5. Be consistent with your mailing. Again, & again!
6. Utilize your Sphere! Free Leads.
7. Create a Seller lead sheet that has the questions that you want to know.
8. Aquire a deal Analyzer
9. Get your money lined, how are you going to pay!? Ernest, Purchase, etc.?
10. Join a local Real estate investment club.

Do these steps, do them consistently!
