Greg’s background
He grew up in Canada and met the love of his life and moved to Texas. He was a college athlete, and couldn’t work, but started thinking about entrepreneurship and that led him down the road to Rocket Station.

They niche down to being real estate focused.
- Property managers (vacation all the way to commercial).
- Retail, helping single agents, and everything involved in that.
- Real estate investors doing just about everything that can be virtually. Lastly, the service side… lenders, plumbers, etc.
What should a real estate investor/agent think about when using a VA
Greg has learned this as well with his own real estate investing.
People think they don’t have the fund, time, etc to hire a VA. But it’s a very mastermind or thought resource. There is so much info out there that can help you with what a VA can help you with.
The first thing is figuring out what YOU need help with.
Start with your “oh shit” list.
There are all these things that you aren’t prioritizing that probably aren’t revenue generating.
BUT do I have enough time for a VA
If you start taking notes weekly, you will come up with things for a VA.
Then don’t get stuck in the box of having 40 hours a week. You can hire someone for just a few hours a week.
What are the steps to communicating and hiring a VA – Do you play matchmaker
There is direct hire – Fiverr or UpWork – Specific stuff. You can pick and choose.
If you are going to go this route, keep the tasks very simple.
Placement agencies are another option – They have an infrastructure somewhere that does some type of due diligence to find “qualified candidates”. You have to train them, manage them, etc. They save you some time on the front end to bring you good candidates.
End to end boutique model is the third option – They document the training, and everyone goes through real estate specific training. They help you train, create KPI’s, and manage them. They really help you be pain free, and get the work off your plate.
How long do you think it takes to get a VA taking action
Their team spends about 50-75 hours building the documentation that you need for your business. You get a team of professionals that know what you’re working on.
You can literally 10X your time!

You need to track you KPI’s – Do you track
Yes, having the numbers. They take industry best practices and meld them together with your numbers.
Cold calling baseline is the 10 – 10 rule. You’re going to convert 1% of those into a motivated seller. 10% you are going to make contact with. Of that 10% they are going to have some motivation to sell. Then you can work through your strategies to make a deal.
The rule of 12. You need to touch every single lead 12 times minimum. If you don’t do this you are leaving money on the table.
It’s more about the consistency in followup than it is about how well you speak.

He is an action taker that’s willing to call and follow up. You have to talk to people and you have to talk to them daily.
Is there a minimum list that you need to hire a VA
You shouldn’t worry about that. You can get a list very easily.
If you are really working your leads you are touching them 10 times. So you are looking at 180-300 dials per day.
So you have 10 hours of work right there.
If you are auto dialing you can jump up the number of dials.
Making the cold call is important, but having the time to take notes and contact the acquisitions person… all that stuff that’s going to quantify the conversation is going to be HUGE for getting more deals done.
A VA can help your team be better!
Get A players doing A level deals, making A level money. A lot of making this happen is up to VA’s.

Are VA’s that can have freestyle conversation more expensive
No, Rocket Station has a standard of that for the VA’s they hire/vet.
The VA’s can do all kinds of work like sending offers, running ROI’s, and other high level things.

If you are doing 8-10 deals a year you have enough time for a full time VA.
On the agent side if you are doing 4-7 deals a year… you are in the 20 hour, and maybe the 40 hour arena.

The are flat rate
20 hours is $12 per hour – They ONLY work for your team.
40 hours is $10 per hour – And they also only work for your team.
Line cooks are getting hired for $15 an hour in Greg’s TX area.
Is there oversight from Rocket Station
That is everything all in from Rocket Station. They do a one time implementation and mapping of $1995. This could take 3 hours or do a full mapping.
Then you get lifetime support from Rocket Station.
What is the squirrel stuff you’re spending money on
This is number one for your business!
The simple math is their investors return 2-4 deals in the first 90 days. These are deals that you wouldn’t have normally done. For agents it is 1-2 in the first 90 days.
