The hangout rule – Can you be around this person on a regular basis, and enjoy their company. Or have a beer with. If you want to hire amazing people, you need to be able to hang around them.
Figure out what you like to do, and then hire people for the roles that you don’t like to do.
Don’t be afraid of hiring people that are better than you. In fact, it’s better this way. We have learned a ton from each of the people that we’ve worked with.
It’s not about how smart you are, but how smart your team is, and how well they work together. That’s what makes you successful.
Positions on a growing team –
Admin
Call ninja – answering the phone
* This needs to be someone that actually loves talking on the phone, and isn’t looking to do what you do down the line. It’s possible that could happen, but it shouldn’t be a priority.
* Doesn’t need to be in the real estate industry.
* Needs to have uninterrupted time blocks for this job.
* This person answers calls live, and crushes the followups (where the deals are).
Marketing
Transaction coordinator
Deal analyzer
Acquisitions team lead
Random Tips from Show (we get off topic sometimes…)
* You should get your brokers license if you’re a real estate investor.
* DO NOT hire someone that wants to have a real estate investing like yours. You want to hire employees, NOT entrepreneurs.
* Constantly analyze your numbers (mailers, calls, leads, appointments, contracts, deals). Then work backwards from your goals to figure out the numbers you need to hit.
* Always give people direction! Don’t expect them to think like you do.
All team members must be available for weekly meetings!
Personality type
* Must have a get-it-done personality type!
Used car salesman
* You don’t need hires to be in the real estate industry. Think of other industries that could fit into what you need. Car salesman can be great in the real estate game.
Cold calling expert
* If you can find someone that loves cold calling, you have gold!
Performance driven
* Example: number of appointments per week, number of touches per week, etc.

* upwork.com – This would be a virtual assistant.
