Today we are interviewing Tarl Yarber of Fixated Real Estate!
Who is Tarl Odin Yarber?
Tarl is the owner of Seattle based fix and flip company, Fixated Real estate. Tarl has taken his made his business an authority in the Seattle market by focusing on strong, scalable, duplicatable systems. Other than that Tarl is an all around adventurer who enjoys diving with sharks, and travel.

Joe – Starts off by asking how you got in to Real Estate?
Tarl – Speaks on his beginning’s as a young 20 year old kid with hopes and dreams. Finding himself at a Robert Kyosaki Sell-A-thon and purchasing his first personal development seminar for the last $1500 to his name, and the challenges that came with building a business completely broke to making a 100k deal that changed his financial future.
Joe – Asking on if he paid the charge card?
Tarl – Continues on not being able to pay his credit cards, going in debt collections and how scary it was to him at the time….while being a financial planner!?….Wait what??
Tarl and Julie talk together about there roots and California commonality.
Julie – Whats your middle name???
Tarl – Explains where his middle name “Odin” comes from.
Julie – asking what is currently going on in Real Estate?
Tarl – Speaks on moving more towards buy and holds, and making 2018 a “fun” year. Fixated changed criteria for 2018 to limit the amount of flips, and large rehabs they are going to do.
Julie – Are you going after turn key? Is that going to be in Wa?
Tarl – No, were still looking for ugly houses that were going to re model and use for rentals.
Pro Tip – Anyone on the flip business looking to switch to buy and hold has a really easy transition to buy and hold using the Brrrr method. If you keep your books correct (Like an actual business) then you should be able to refi after the remodel.
Julie – What is your criteria?
Tarl – Nothing over 100k in rehab. Unless its a multi family. Tarl is looking for a 25% Cash on cash return after flipping it to be able to refi, and $500/mo. cash flow per mo.
Julie – What part of the business do you enjoy?
Tarl – On his favorite part of the business being his team, and his wife being part of the business. A big thing Tarl is excited about is sharing about the business, and teaching through his Fixated Real estate company.
Joe – Is there anything you have your hands in on a daily basis?
Tarl – Explains his current situation, and having his hands more involved currently in the business. But as things become normalized he can be less involved.
Julie – Are all people in your team owners of your company?
Tarl – Opens up on the big news of making his team mates part owners of the company.

Julie – Asking about a project going bad?
Tarl – Speaks on a headache property in Milwaukee, Oregon. Never losing money on a deal until this project, losing about 80k total.
Mistake #1 – Don’t, don’t take your own advice.
Mistake #2 – didn’t read PSA
Mistake #3 – Under analyzed total rehab

Tarl – Speaks on his wife…obviously. Along with Marshall Sylver (the person who sold him the first personal development seminar from) being someone who has consistently in his life that has had a huge impact.
Julie – Who is Marshall Sylver?
Tarl – Speaks on how Marshal is the #1 sales training person he knows. Being a professional hypnotist, and various other things Marshal is involved with.
