Joe: Learned a lot hiring the people we like. But it’s difficult hiring the right people that can have all of the right qualities needed to complete the job.
Julie: Networking events are a great place to find partnerships, network, & even employee’s!
– 1 person show. Came from real estate background
Network Team
Attorney – For guidance, entity setup, thinking about big picture from the start.
***This will keep you setup right from the start, and creating contracts.
Title company – Find one that understands real estate investing, who is Responsive, and is looking into a title company that works with an auction group.
-Develop the relationship with them so they understand how you work and provide smoother faster service.
We use John at Ticor TitleThey can pull AWESOME lists for you! 🙂
Escrow company – Usually the same as title company.
– We use escrow services of Washington, who work with Ticor Title.
Inspector
– Good inspectors Can work for you as the buyer. They help with negotiations when purchasing. They should know what you do, and understand your business.
Mail house

Local real estate investment club or two
– REIA or local Meetup group. There are plenty of them!
Property research resource – highly recommend!

Skip Tracing
– Returned mail – Use Realist, and local tax assessor to get the info on the return reason.
– These can be sellers that no one else is touching.
– TLO skip tracing – (we haven’t used this)
Real estate broker
– MUST HAVE!!!
– They need to understand your business.
– Most brokers won’t understand your business. Don’t assume they will, unless you’ve vetted them.
– Brokers will help you to avoid buying properties that have variables. Don’t buy properties that have variables.
Have a GURU on your team
– These guys are always testing things, and can give you great ideas.

**There is a lot of noise out there, its hard to find what to focus on at first. Goal of Seattle investors Club is to get you operating smoothly as easy as possible.
Paid Team
Joe’s opinion – Do everything first, then figure out what you don’t like to do, and hire someone to do that for you.
Julie’s opinion – Hire a good call person. We like them to be local, but you could try to use a VA. Also, marketing person. Gotta get the marketing out regularly.
Hourly vs. commission
We have learned that hourly paid people are way more reliable, and get more done.
**Don’t hire someone that’s the same as you. Hire/partner with people who do different things that you do**
One person could fill multiple roles.
For example: call person AND marketing; Or acquisitions person and marketing.
Call person is also follow up person
IMPORTANT!!!!
– Acquisitions person, Project manage, Admin person
For the areas that you don’t want to visit.
–Transaction coordinator
Signs, title reports, etc.
– Runner
Someone you can call to go do stuff that you don’t want to do, or don’t have time to do.
