Julie: Â Why talk about this topic today?
Lots of people are struggling finding deals in this market.
People aren’t putting their energy in to the right things to get them a deal.
We’re doing this to clarify for people, where they can fit in & compete for deals.
Where Do I fit in Julie?
1st question to ask yourself; What tools do I have?Â
Contractor, broker, experienced investor, etc.
The main thing you should be thinking about is; Gathering more tools!Â
Top 4 toolsÂ
#1) If you’re a contractor – You have knowledge, relationships, saving’s, another source of income.
Tools – Things that save you money.
#2) You’re a broker – The best option! 🙂 Major tool, because you collect commissions on every deal. You can be much more creative.
#3) You got some dough – Money saved up…find a partner with knowledge! Using your IRA. If you don’t have hard money, you save on that expense.
#4) Using other peoples money – Cheaper, less percentage, No points.
Each of these will be killer, individually, but better all together.
Deals on the MLSÂ
There are deals here on the market on the MLS. But they are going to cost more, and be highly competitive.
The chances of getting your property are very slim without the tools.
Olympics analogy:
Gold Medal – Have 3 or 4 tools in their tool box.
Silver – Get your Real estate license & have money. Or you’re a broker & your connected.
Bronz – One tool in the box.
If you have no tools, think about partnering with people. Networking is the most powerful strategy in this business. Treat people well, carry yourself with confidence.
Extra bonus tool! – Creative real estate deals, if you can learn creative real estate you will be able to beat people with these tools! Take some time to learn how to structure creative real estate deals.
