Tip 1: One of the most important things that I can share with you is in regards to the dining fixture. Often times when I preview a home, the first thing I notice is the dining room light fixture is incorrectly installed for proper placement of a dining room table. Your chairs should not be encroaching into your kitchen and there should be plenty of room to pass through. This doesn’t always mean the light fixture will be centered. In an ideal world at least 36″ is recommended between the wall and the table. Keep in mind a typical dining table width is 36″. It may be necessary to move the light several inches or even a foot, to either side of the dining area for optimal placement. If you are unable to change the placement of the electrical, you may consider to swag your light.
Tip 2: Sometimes it is necessary to paint a brick fireplace in your living/family room to give your room a facelift. I recommend using a lighter shade of the wall color or using the trim color for consistency. The light color will brighten up the room and make it feel more spacious. The darker colors tend to break up the space and can make the room look dated. Some great trim colors from Benjamin Moore are White Dove and Linen White.
Tip 3: Spring is in the air! On your next rehab consider placing a large potted planter (or two) of colorful spring flowers on the front steps or porch of the house. A neutral color pot with colorful flowers in bloom will make the first impression of the house feel warm & inviting. Great information Stacey! When Stacey was doing a walk through of my little Ballard house she caught right away that we would need to move over the electrical box about 8″ for the dining room chandelier. We measured out where the table and chairs would be and made the adjustment. The cost was minimal and the impact HUGE! I don’t “swag” my chandeliers because it looks like a “mistake” was made….
