The PNW Big Badass Real Estate Wealth Expo 2020 by Tarl and Grace Yarber and the team at Fixated Real Estate!
We haven’t hung out together for a long time! But we need to have a hang out session!

What are you guys up to? We haven’t hung out since going to the movies.
Tarl/Grace
Over the last couple years we have gone from doing a lot of fix and flips to focusing more on digital and the BRRR method. We are trying to work smarter and not harder.
We have the 2020 expo coming up, so we have 5 months before we get that thing going. We also just got a puppy! 13 week old German Shepard mix. AND WE HAVE A BABY DUE!!!! DURING THE SAME WEEK AS THE EXPO!!!!
When the doctor told us the due date we were like “oh crap!”, and had to explain to the doctor that we were excited, but the expo was the same time.
We are practicing on the puppy.

Congratulations!!!
In the last year you switched from flips to BRRR’s. How did you free up your time?
Tarl
The biggest thing was we don’t have to make way more money to have the lifestyle that we already had. So, we had to decide if we wanted to work harder or do less properties with a smaller staff.
The 2016 and 2017 income (for us) was the same. The company made more, but we made the same. So, why not have the lifestyle that we want, and travel, and have low stress business…
We switched our staff to profit share rather than salary. And they are now making more money.
Everything that we do real estate wise is in WA state.
We can run everything on the phone or it’s a no go!
Julie
I feel more relaxed just listening to you.
Tarl/Grace
Joe was actually an inspiration to us with his van life.
Joe
You guys rock!
Julie
What are you guys excited about right now?
Tarl
We went from Iceland, Europe, Caribbean, home, and haven’t gone anywhere since. And we got a puppy, and are excited about being home right now.
Our team is doing great, and we’ve been refining our real estate business. And doing better properties.
And the PNW Wealth Expo! And helping BiggerPockets a lot!
Julie
Where are the Fixated meetups these days?
Tarl
It’s mainly based out of Bellevue. It’s like BiggerPockets from the sage. The speakers are vetted, and can’t sell from the stage. We’ve been slowly building it out into other markets, but are making sure that we have all of the SOP’s that we need.
Every Wed at Noon’ish we are doing a live video on BiggerPockets. We are typically walking a house, and giving an update on our stuff.
The Expo is coming up and we want to make it better than last year. The closest that we get to the conference, the more our brains will be on the conference and off of real estate.
Julie
You’re wanted to buy what now?
Tarl
We have 2 commercial buildings now! Right across the street from each other. They are very different though. Once is hardly standing up, and it’s a full rehab. We are going to put 9 apartment units (micro) in the back with a commercial office space in the front.
Across the street we had a 1031 that we needed to place money into.
Grace
That one will be rented out. It’s very beautiful. In the back we are planning to add a shipping container and add ons. And we can build micro units in the back of that one as well.
Julie
NICE! I might have some stuff that you are in the market for.
Grace, you shifted and are about to shift again, big time!
Grace
I quite my W2 job in 2017, and before that worked for a nice software company. Since then it has been refining processes. It’s constant. Tarl has hired an assistant, and we’ve hired some other people as well.
We are anticipating that I won’t want to do too much during the Expo because I’m going to be focusing on delivering a nice person :-).
Julie
What has the biggest challenge been over the last few years?
Grace
The biggest success was (before full time) was having a really define lane. That’s my baby to manage all of the rental. So, there’s hasn’t been many challenges. And as time goes on, it’s all about communication.
We came up with a rule to ask each other when we can ask a question, or interrupt each other.
Tarl
Open communication is the biggest advice that we can give. Don’t hold in your issues. Bring them up now when they are babies and not Godzilla’s.
Julie
Good advice for everyone.
What are the divisions of your business?
Tarl
We’ve kept a small team, and we are really big on lanes. And knowing what lane you are in. Grace is in project management. Serena is in charge of everything after the rough up. And Nate is acquisitions.
Julie
Do you self manage your properties?
Tarl
Yes, Grace does. And Serena lists our properties. But we will list with other brokers (if we talk about initially).
Julie
What’s a day in the life of Tarl look like? I usually get up early, but right now it’s like 6:15am. Usually it’s 5:30am before I have to deal with everyone at my house.
Tarl
Grace and I both big with the Miracle Morning and doing an hour or so doing something for you before getting to work. The latest that we want to wake up is 6am. But for some reason (since being pregnant) that’s been a moving target.
Wake up
Cold shower – great way to start your day
Reading with coffee or tea
Meditation or box breathing
Don’t look at phone until 8am
Then it’s GO time!
Julie
What does go time look like? I know Joe does themed days.
Tarl
I’m in the Joe camp on this. I’m a Nazi on my schedule. I don’t have to do a lot with project, but I do have to do some things. Then I have a bunch of little things. I like to time block or do themed days like Joe. I want things to be a whole day if I can. For example, Tuesday is my real estate day. And I really try to chunk it in. Wednesday is recording or media.
Task switching kills you! It’s very challenging to get your brain to switch from one thing to another.
Julie
That’s a big nugget right there!
So you don’t recored content everyday?
Tarl
Nope, just on Wednesday’s.
BiggerPockets actually helps pay for some of our media guy. Sometimes it’s project based and sometimes it’s trade based. We work it out.
Julie
What is your favorite part, Grace?
Grace
It’s very empowering, and being with Tarl and being a driving force to work together everyday. And working with our team. We are also very active in fundraising (Travis Mills Foundation).
It’s also exciting to not have to commute!
Tarl
Our staff has to be independent, self starters, work from their cars. All we care about is results. We look for those special people.
Everyone comes to our home office every Monday.
My assistant, Rosey comes to the office maybe 3 days a week.
We want to create an add on for our house, but the road to our house collapsed in a landslide, and we can’t get materials to the house right now.
We can get out through the neighbors driveway, but it’s a one way. So 12 homes are land locked.
And we have to pay for it ourselves because it’s private property.
Julie
That sucks!
Aside from being in Grace’s presence everyday, what’s your favorite part of your world?
Tarl
That’s actually it! We made that decision a few years ago. And the hardest part was making the decision.
We are really grateful right now on a lot of levels. We have a great home, and a ropes course, and a gym. We just can’t get materials to it right now.
Julie
How long did you guys have to grind it out to get to where you are?
Tarl
Technically, I got into real estate in 2005, and got out in 2006. Then got back in 2011. Then in 2014 started Fixated. Then Grace and I met and we got married in 2017. We’ve done about 600 flips, and that includes everything. Until 2017-2018 was a grind. The last 18 to 20 months we’ve been living the way we wanted. We could have done that earlier, but we weren’t clear on what we wanted. We did the with our team as well, to see what they really wanted as well.
One of our key team members (Serena) has been traveling almost more than us.
Julie
I think what we are saying is that there is no success definition. It’s all individual! It’s simply about setting what you want for yourself and then making that happen. Grinding that out and making it happen! And you have Tarl and Grace and the Seattle Investors Club to help you out.
I myself went through that a few years back. Putting it all into perspective, and making some changes.
Don’t get caught up in all of the BS on social, and stick to the people that can help you.
And as I transition over… one of those things is coming this July, and that’s the PNW Big Badass Real Estate Wealth Expo!

This is year 4. 2 years ago we would have said that we weren’t going to do it again. We are going to keep it going!
Last year we rose 239k for charity.
It doesn’t matter what you invest in. It’s a buffet of real estate for everyone. We come together once a year to learn, share ideas, make friends, etc.
Julie
Is there anything new and different this year?
Tarl
We are talking about the marketing… and saying that it’s going to be bigger and better, and it really will be. I think that last year we had too many vendors. This year we’ll have 50 super qualified vendors that can help people. We are vetting those out more this year.
More isn’t always better. We are going to switch a few gears and bring better content. We are still going to have 40+ presentations, but shift the topics to be more specific.
There is no “how to start in real estate investing” program. But the new person will learn A LOT!!!

No, but you still should go if you’re new. Because you can find focus.
Tarl
I think the best advice is that you can’t do it all. It’s very easy to get excited about everything. But you should taste each thing and do what you like the best.
For us, we got stuck in flip for so many years. And I didn’t want to go to a whole event on just multi family. So you can taste every different kind of investing.

The main event is at the Hyatt Regency (Sat/Sun), but we also have a party at the Hyatt at Olive 8 (Fri).
